3. What kind of marketing do we do?
We do text marketing and cold calling. These are two of the best ways to reach out to motivated sellers.

Its important to have good, and accurate information when running comps. If you cannot get access to the MLS the next best thing is Propstream. Propstream is great for using it to pull motivated seller lists but also great for running comps.
